No. Site visits and written estimates are always free. We invest time in putting together an accurate bid because it's good for both of us. A detailed estimate protects you from surprise change orders and ensures we're pricing the actual work, not a guess.
For most residential and small commercial projects, we turn around written bids within 3–5 business days of the site visit. For large or complex development projects, it may take 5–10 business days to produce a comprehensive estimate. If you have a hard deadline for bid submission, let us know upfront and we'll do our best to accommodate.
It depends on the permit type. We assist with NPDES construction stormwater permits and can pull grading and excavation permits in most Central Ohio municipalities. However, septic permits, wetland permits (Section 404), and tree removal permits typically require the property owner or their design engineer to initiate. We'll advise you at estimate on what's needed and who handles each permit.
Absolutely. We work directly with civil engineers, architects, GCs, and developers on a regular basis. We can coordinate submittals, attend pre-construction meetings, and work within a project's master schedule. For subcontract work, we execute our scope independently and flag coordination issues proactively so they don't become schedule problems.
We address it immediately and transparently. For projects where rock is a possibility, we typically include a unit price for rock removal in the original bid so there's no sticker shock if we hit it. For other unforeseen conditions, we document what was encountered, provide a written change order with revised pricing, and get approval before proceeding. We don't hide problems or absorb costs silently.
